Electric

Electricity is metered and read monthly. Current rate is 24.75p/Kwh. This electricity rate is fixed until 30 September 2027. A £4.00 per month administration fee applies.

Gas

Gas is supplied by gas cylinders or by a private LPG supply from a tank in the garden of the home.

The rights of owners of Park Homes are protected by law under the terms of the 1983 Mobile Homes Act. A copy of the Act is provided to every owner at Clayton when purchasing a home.

Pitch Fees & Information

11 Month Season

Payment is due on or before 1 March 2026

The fee can be paid in 12 monthly Direct Debits of £396.24. This includes a 6.5% interest charge in addition to the pitch fee.

Lodges (Double Units) are charged a 5% premium to the costs above.

12 Month Season

Holiday home and Lodge owners can extend to a year round season for an additional £693.77 plus VAT.

11 Month Season

For holiday home owners taking up the standard 11 month season the park will be closed from the second Monday in January to the second Monday in February each year. Caravans must be vacated during these weeks.

12 Month Season

Owners taking up the year round season can use their holiday homes throughout the year.

Electric

Holiday homes are individually metered with readings taken and bills sent out quarterly. Current rate is 24.75p/Kwh. This electricity rate is fixed until 30 September 2027.

Gas

47Kg gas bottles are on sale throughout the year from the office. The cost includes delivery, connection and removal of the empty canister.

Piped gas is available on our Valley View & Eden Park developments.

All caravans on the park must be covered with insurance. We are able to offer insurance on a “New for Old” or “Market Value” basis. Please ask at the office for a no obligation quote.

The age limit for caravans at Clayton is 25 years. The age limit for twin unit Lodges at Clayton is 40 years. These tenures are set out in a legal document known as a Licence Agreement.

An important consideration when purchasing a holiday home from a park is how long will the home or lodge be allowed to be kept on the pitch. Some parks will only allow new homes 10 or 15 years before they have to be removed or sold back to the park for a fraction of the initial cost.
